So, my week has been lazy as F, though I know one member here was on a fancy business gala yesterday, you know the ones with tiny ass portions (see photo)

So, what is up this weekend at your place, anything fancy maybe?

As planned, January was for getting ready February for getting set, and hopefully pre-March my 2026 will be a-go

And I would've got away with it if it wasn't for you meddling kids(and I wouldn't have been able to do it without you silly swedish geese)

Black, white, red, blue and green spools of filament at the table, an AMS 2 Pro and a Sunlu S4 on the desk, 10kgs of PLA+ coming for QR codes and defined prints, with the P2S figured out in the best of ways

Even have an engineering plate and a high-flow hardened steel nozzle to the side

January was a heavy one for the study, trial, and the errors but I've got the websites just about built, the products nearly at a quality you'd sell, the cash for hosting, domains and ads in the bag and I'm ready to go

Even the laser engraver has anodized steel ready for it for slot-in displays in style

Brb, 80% through doubling the OO GDP

No and my vodka order didn't show today.

So ordered 3 bottles locally should tie me over till next weekend.

I wish I could say I’m enjoying the weather, but I really can’t. I’ll probably just watch some TV and run some errands. Have a good weekend, everyone.
 
Seems to have not noticed everyone is out and busy this weekend. Everyone is out for the next 6-7hrs so I've gone to work. Can't be arsed to sit in front of TV might as well sit in front of monitor and be "productive"

Another nice Saturday with sun outside and here I am cleaning the house myself .. not cleaning lady wannabee opportunist, hmm. If you need to get shit done, get a pair of glows and do it your-self you lazy fckrs.

But I have cleaner that comes in twice a week.

It's stopped raining and sun just broke. Take that as a sign to stop work.

Spent all day rennovating my first to-let investent property since Jan that I bought late last year, while trying to to juggle studies.

Tried to get my mate to paint the exterior. This is how it should look:

On the plus side, I found an old wallet while cleaning up the old house with about 70 quid in it 😂:

The notes are old but sadly not that old I that I can sell for antique value I think it should be enough to help cover the cost to re-do the paint job at least though

So i'm priming myself to re-do it myself. As they say, if you want something done right, you gotta do it yourself. Or something like that 🙄 That's my weekend

@ggmopa once you start painting pebble dash you always will be.

If you do and want/need to go with penguin paint it self cleans it's expensive but worth it.

Don't do white either unless you use a hight quality paint and 2 coats.

If it's a rental put the money in the bathroom or kitchen.

Painting outside not worth it. If it gets drab re-render it.

Painting as a property investment not worth it. Honestly.

Mistake buying when pressured!

100% don't paint it I got two properties with painted pebble dash and every 3-4 years we repainting them and now that Elf & Safety involved most won't do it off a ladder so you got the added cost of scaffolding. Takes a £800-1200 paint job to being 2-3x the cost.

You can paint it your self but then your always responsible chip it all off get someone to re-dash or silicone render it and it will be good for 20 years with no maintenance which means it better on your returns longer term. Unless that house was a rental before you might have to upgrade the fuse board which is a cost in its self, put the money into a better boiler with a service contract and so on.

I get fed up of doing it. So this summer its coming off and I'm either re-rendering it or putting insulation back first and then having a self cleaning silicone render or whatever it is applied.

It's a larger cost but longer term better for the property energy rating, better for the tenant and less maintain which is better for me.

IF it's going to be a longer term goal buying and renting and leveraging id also rent a storage locker like a 8x10 or 12x14 or even a shipping container for £80-120 a month. Then you want to get on John Pye Auctions or similar and when the bathroom stuff comes up (normally this time of year) start buying sinks, toilets, fixtures, fittings and so on.

Get another unit and snap up free shit off Facebook marketplace or at Too Good to Waste type events and store plates, mattresses, pillows etc and even a sofa or tv and offer the house as furnished or unfurnished (as you got a place to store it) tenants are ANIMALS it's handy to have a supply of taps, shower curtains etc try and make all your properties standard so you an swap things out easy.

It's a pain but you can beat inflation on things like copper pipe (I've had a cunt rip out pipes when they left!) if you just going to have 1 or 2 houses there's not much point doing that once you get into double figures it saves you so much money.

New Windows, Doors, Flooring fitted. Roof Membrane repaired and tile replaced. The plastering and painting I did myself. The hard part is the Garden. Absolute shitheap. Roots all but destroyed paving. Fencing falling apart. Garage unusable and so on. Not sure what the surveyor was on when he was inspecting the place but my budget is running thinner than I thought it would.

If you jet wash it the power of it will blast the pebble dashing off.

Send a me a dm with a photo of the building. It looked like grey (cheap) pebble dash to me. In the photo above.

You can paint it if you want go for either penginue paint which is 110 a tub or if your on a budget b&q and get a sandtex or he dulux weather shield 15 year paint and wait for the 3 for 2 offers.

You will need 2 coats so if you go magnolia for the walls get a cheap Leyland mag first and do the 2nd in a premium paint and paint all the sills etc in black.

Mag n black spot on.

Garden. You can just flatten it out. Put cheap pavng slabs and seed it all or pave it all if it's small.

It's a rental so you want it easy to maintain for you when you turn over tenants.

Your house report won't focus on thr garden or garage unless you pay for it.

Need advice let me know welcome to DM.

We self manage sub 30 properties.
